It would be extremely helpful if we could have multiple options for displaying a card in a record sidebar. Currently, I only see that we can show or hide based on a single property:

I agree. The best place for these kinds of requests would be the ideas section of the community: https://community.hubspot.com/t5/HubSpot-Ideas/idb-p/HubSpot_Ideas (The product team monitors these requests.)
For now, the best workaround would be to summarise your multiple conditions into one property, using a workflow or calculation property. e.g. property 1 has value A and property 2 has value B, check a property 3; then use property three for your rule.
