How do I get more custom properties on the free version for a website enquiry form? Can I edit existing properties? I don’t seem to be getting much help from anyone.

You can try and edit properties in the property settings: Create and edit properties
If that’s not possible and if HubSpot seems to be blocking both options to edit and to create new properties, then you’ve hit the limits of the free CRM and the only option is upgrading to a paid subscription.
Actual support (access to the HubSpot support team) is also a paid perk.
