I was also very surprised to find this limitation, seems like lead properties would be a no-brainer for Hubspot forms.

Creating lead properties from my Hubspot form
We have a Hubspot form that we are using create leads. However, it's very frustrating that we don't seem to be able to set lead properties from the form, only contact or company properties. We need the form to create the contact and open a lead. read more
