Very curious – you've probably checked the obvious causes? Has the user signed up to HubSpot with this exact email address (check under Settings > Users & Teams)? Have you emptied the cell and manually typed the email address, making sure there aren't any additional characters in there (e.g. added spaces)?
Is this occurring for all cells including Roy's email address or just one?

@karstenkoehler , yes cleaned up the data especially the deal owner field once again and used the .csv download and it worked. Unfortunately, the .xls download gave me much trouble. Happy that it's okay with zero error.
