I am trying to set up property values apon entering and leaving stages. So is there a way to force field, say a status, to be a certain value apon entering a stage? or maybe clearing out values if someone had to return a deal to a previous stage?
You can set up the value for a certain property when the deal is at a particular stage. You have to create a deal-based workflow for that and the action will be 'Set property value'. The wf will look something like this:

As far as enrollment criteria of this workflow go, you need to reference the the pipeline stage they're entering, not the one they're leaving. For example, if you want to update a property once a deal enters the "Contract sent" stage, it would look like below:

Is the workflow switched on? (Review and publish in the top right corner)
Can you check via the Test button (top right corner) whether your deal would enroll in the workflow? Or: can you confirm that it actually enrolled?
Was the deal potentially enrolled in this workflow before? If so, it would not re-enroll automatically. You would have to tell the workflow by clicking into the enrollment triggers and, in the tab Re-enrollment, select "Deal stage is any of". You would then have to re-trigger it by changing the deal stage again.
If none of the above works, can you please click Details (top left) and, under Action logs and Enrollment history, use the "Select a deal" dropdown to search for your deal and share screenshots here of what you see.
