email editor breaks when you add personalization token or CTA

Just recently, the preview in our email editor completely breaks when you include personalization tokens and CTAs. Screenshot below:

When i send a test email to myself, everything looks fine. we haven't touched the email template in over a year. Does anyone have any idea what might be causing this?

yes, it's in our content editor as part of our subscription. i already contacted support, and they told me to post this problem in the community, so here I am 😊. I'm really not sure how to troubleshoot this one... we literally haven't touched this email template in over a year. are you aware of any code releases that might have affected this?
