Automate contact property updates based on related conversations

We have our sales@ Outlook inbox set up to forward all mail to our HubSpot fallback email address, so we can manage messages in the HubSpot inbox. I'd like to automate what is currently a manual process of sorting through the junk to find legitimate sales inquiries, but I can't find a workflow enrollment filter related to the inbox conversation content - just metadata like dates, owner, etc.

My ideal workflow would be IF conversation contains the word "demo" THEN update a property value on the related contact. Is that possible?

I might set this up using the Associated Activity Email body like this (but replace 'cake' with 'demo' and the property for your own):

I want to invite some subject matter experts to see if they have any suggestions.

Thanks @kennedyp - great suggestion, I think this will work for us. Looks like I can check the email subject, as well, so I'll probably use both.
