I'm using the free CRM version of HUBS, can i get a list of all properties available to me in accounts, contacts & opportunities? I want to make sure certain properties are mandatory.

Making properties mandatory, for example in the create record form, is a paid feature: https://knowledge.hubspot.com/object-settings/set-up-fields-seen-when-manually-creating-records

To view the properties available in the free CRM version of HubSpot for accounts, contacts, and deals, follow these steps:

In your HubSpot account go to settings click the settings icon in the top navigation bar.

Navigate to properties In the left sidebar menu, go to Properties.

Filter by Object: Use the Filter by dropdown menu to select the object type (e.g., Contact properties or Deal properties).

To view the default properties select HubSpot as shown in the screenshot below:

And you will be able to view all your deafult HubSpot properties and decide weather to create new one or not

Hey there @NDooly. One additional thought on your mandatory question, besides the great advice from @karstenkoehler and @Gaurav_Aggarwal ... for Contacts, email is really the only mandatory property. It's what will help you avoid duplicate contacts. For the Company object, their company website (aka Cpmpany Domain Name) is what will avoid duplicate company records.

I'd keep that in mind. As Karsten mentioned, the "create contact" form internally can only have mandatory fields (properties) with Sales Starter. But in external website forms, you get to choose which properties are mandatory for your prospects to fill out.
